What we look at before quoting

Older homes often hide sagging floor frames, outdated wiring, termite damage or materials that need careful removal. We inspect what we can at the site visit and set out allowances in writing for what can only be confirmed once work starts.

Removing or altering walls is structural work. Where a wall carries load we get engineering and install the right beam before it comes out.

Approvals

Internal renovations often do not need approval. Changes to structure, the building footprint or the street facade usually do, and heritage conservation areas carry extra controls.

What affects the price

• How much of the house is involved, and whether the layout changes
• Condition of the existing structure, floors and services
• Kitchens and bathrooms, which carry the most trades per square metre
• Fixtures, finishes and joinery
• Access, and whether you stay in the house during work
